Referral Program Terms and Conditions
1. Program Overview
The Fish Pond Property Referral Program (the "Program") is designed to reward individuals who refer potential real estate investment opportunities that result in a successful acquisition by Fish Pond Property or its affiliated entities. Participation in this Program constitutes acceptance of these Terms and Conditions.
2. Eligibility

The Program is open to any individual ("Referrer") who is not an employee, agent, or immediate family member of Fish Pond Property or an immediate party to the transaction being referred (e.g., the property owner).

The property being referred must be an off-market or otherwise unlisted single-family, multifamily, or commercial property that Fish Pond Property is not already aware of or actively pursuing.

The Referrer must have the owner's permission (or a reasonable belief of the owner's willingness) to provide the property information.
3. Qualifying Referral
A "Qualifying Referral" is defined as a property opportunity that meets all the following criteria:

Submission: The referral must be submitted through the official Online Submission Form on the Fish Pond Property website and must include the property address and the owner's contact information (if available).

Acquisition: Fish Pond Property must successfully purchase and close on the referred property.

Timing: The purchase and closing must occur within six (6) months of the initial referral date.

Uniqueness: The property must not have been previously referred by another party or already be in the active pipeline of Fish Pond Property. In case of duplicate referrals, the earliest recorded referral date will be considered.
4. Referral Fee Structure (Tiered Payout)
Upon a Qualifying Referral leading to a successful closing, the Referrer will be eligible for a one-time referral fee based on the quality of the lead, determined by Fish Pond Property in its sole discretion. The maximum referral fee is Two Thousand Dollars ($2,000.00 USD).
The referral fees are structured across three tiers:

Tier 1: High Quality / Actionable Lead

Payment Range: $1,000.00 to $2,000.00.

Criteria: This fee is reserved for the highest quality referrals. The referred property owner must be highly motivated to sell quickly, and the Referrer must provide direct contact information and specific, verifiable details about the owner's motivation or urgency.

Tier 2: Solid Verified Lead

Payment: $500.00.

Criteria: The referred property owner must be aware of the referral and willing to talk. The Referrer provides verified off-market status and a warm contact that leads to a successful first engagement by Fish Pond Property.

Tier 3: Basic Contact Lead

Payment: $250.00.

Criteria: This fee applies to basic referrals that meet all minimum program requirements (accurate property address and owner's name, off-market status) but require Fish Pond Property to perform all outreach and initial lead verification. The minimum fee paid for any Qualifying Referral is $250.00.

5. Payment of Fee and Tax Responsibility

The referral fee will be paid to the Referrer via Check within fourteen (14) business days following the successful closing date of the acquired property.

Tax Forms (W-9): All referral payments are considered taxable income. Prior to receiving any payment, the Referrer must complete and submit a current IRS Form W-9 (Request for Taxpayer Identification Number and Certification) to Fish Pond Property.

1099 Reporting: If the total payments to a Referrer exceed the minimum reporting threshold in a calendar year, Fish Pond Property will issue an IRS Form 1099-NEC (Non-employee Compensation) to the Referrer and the IRS.

Referrers are solely responsible for any and all federal, state, and local taxes that may be due on the referral fee received.
6. Disclaimers and Limitations

Fish Pond Property reserves the right to accept or reject any referred property for any reason, or no reason, in its sole discretion.

Fish Pond Property is not obligated to provide the Referrer with any updates, details, or reasons regarding the progress, terms, or rejection of any property referral.

This Program does not establish an employee, agent, broker, or joint venture relationship between the Referrer and Fish Pond Property. Referrers are acting only as a source of information.

Fish Pond Property reserves the right to modify or terminate this Program and these Terms and Conditions at any time without prior notice. Any modifications will be effective immediately upon posting.
